SLG sells site to Macbryde Homes

Land promoter, The Strategic Land Group (SLG), has sold 3.2 acres in Penyffordd, Flintshire, to Macbryde Homes, achieving 150% of the market value estimate.

The deal is will see the delivery of 32 new homes alongside associated infrastructure, including public space.

Planning for the development was initially refused by Flintshire’s planning committee, however following a public enquiry an appeal proved successful. Flintshire, like many councils, does not have an up-to-date Local Plan and is unable to demonstrate a five-year supply of housing land. On giving the development the green light, the planning inspector noted the significant shortage of housing availability in Flintshire to meet established need, for both market and affordable housing.

Named Oak Meadow, the new residential scheme will deliver a mix of two, three and four-bedroom homes for first-time buyers, young families and professionals. Ten of the homes have been designated affordable, which contributes to the Welsh Government’s wellbeing aims.

SLG is one of the North’s most successful land promotion companies, working with land owners to secure the sale of their land, whether greenfield or brownfield. The business is currently working with a 17-site portfolio across England and Wales, actively promoting sites with the potential to deliver almost 3,000 new homes and with a gross development value of circa £500 million.

Macbryde Homes is an award-winning, family-run property developer delivering new-build homes across North Wales and the North West of England. All its new build properties are built using the finest materials and traditional methods of built, while embracing the latest technology.

Paul Smith, Managing Director of The Strategic Land Group, said: “Given the vast shortage of housing in the UK, it’s fantastic to be able to support the delivery of any number of new homes, in any location. However, securing permission for new homes on more challenging sites like this one, within smaller communities, is particularly gratifying – communities like Penyffordd often experience an unwilling exodus of young people, simply due to a dearth of housing.

“Macbryde’s new homes offer young people the opportunity to remain living within their communities, retaining their support network and raising their own family where they themselves grew up.”
