Submission of major brownfield planning applications and securing of three London sites with combined potential for over 1,650 homes

Inland Homes plc (“Inland Homes”, “Inland” or “the Group”), the leading brownfield developer, housebuilder and partnership housing company with a focus on the South and South East of England, announces that it has submitted two major brownfield planning applications in Staines, Middlesex and Basildon, Essex. In addition, the Group has secured three new brownfield opportunities in the London borough of Barking and Dagenham.

  • Staines, Middlesex:

Inland Homes has made a major planning application on the site of the Former Telephone Exchange and Masonic Centre, a brownfield site in the heart of the town centre, on behalf of the owners. The scheme, designed by award-winning Assael Architecture, will provide 206 residential units across two buildings of 13 and 15 storeys, including 94 affordable homes, landscaped amenity, extensive public realm improvements and enhanced pedestrian links.

The planning application is scheduled for a Committee decision around March 2021. If the application is successful, Inland will have the option to acquire the site.

  • Basildon, Essex:

In conjunction with Homes England which has a majority interest in the site, Inland Homes has submitted a hybrid application for up to 700 new homes including a detailed first phase of 74 units on a 54-acre brownfield site, which is allocated for development. A significant number of the new homes will be affordable for both rent and shared ownership. The development will be known as Gardiners Park Village.

This major application will include the provision of a site for a new school and up to 25,000m² of flexible business space designed for start-up companies. The scheme will also incorporate the re-provision of sporting facilities both on and off site. The planning application is scheduled for a Committee decision around April 2021.

The land will be drawn down in phases over a 5-year period.

  • Barking and Dagenham, London:

Inland has secured three new brownfield opportunities, which together will provide over 800 new homes. Planning applications for these sites will be submitted during the first half of 2021.

The planning application is scheduled for decision in late 2021. If the application is successful, Inland will have the option to acquire the sites.
