Planning success paves way for new homes in Takeley

A major new housing scheme is set to move forward in Takeley after permission was granted for Dandara’s Section 73 planning application, allowing the housebuilder to deliver 96 high-quality homes on land east of Parsonage Road.

The approved plans will see 57 private and 39 affordable homes built on the 12.5-acre site, replacing a previously consented layout with Dandara’s own contemporary housetypes. The development will bring much-needed new homes to Uttlesford, where average property prices have risen to around £482,000 – more than 11 times the median local salary – and where housing delivery has consistently fallen short of targets in recent years.

Designed to reflect the rural character of Takeley, the homes will include a mix of two-, three-, four- and five-bedroom properties, complemented by landscaped open spaces, play areas and walking routes linking the neighbourhood with the wider countryside. Every home will be built with sustainability in mind, featuring energy-efficient construction, electric vehicle charging points and generous private gardens.

The development will also contribute significantly to local services through a Section 106 agreement, supporting investment in education, highways, healthcare and sustainable transport. An area of the site has been safeguarded for potential expansion of Roseacres Primary School.
