Vistry secures key planning approval for next phase at Meridian One

Vistry, the UK’s leading mixed-tenure developer, has secured a non-material amendment (NMA) to Block D at Meridian One, marking a significant milestone in the delivery of this flagship regeneration scheme in partnership with Enfield Council.

This approval clears the way for Phase 1B, which will deliver over 700 high-quality homes across three buildings. Vistry anticipates submitting a Gateway 2 application in spring 2026, with construction expected to commence toward the end of the year.

Meridian One is a transformative development that will ultimately provide around 1,000 mixed-tenure homes as part of the wider regeneration of the area. Phase 1A recently completed construction and delivered 301 homes – 92% of which are affordable – alongside a Construction Skills Academy and community garden, reinforcing Vistry and Enfield Council’s commitment to creating sustainable communities.

Phase 1B will build on this success, delivering approximately 700 homes, which will include much-needed further affordable housing, with the remainder earmarked for the private rented sector (PRS), helping to meet local housing needs and support the long-term vision for the area.

Progress is also being made at Meridian Two, where the Leeside Road site celebrated a topping-out ceremony in December 2025. This milestone marked the completion of the building’s frame, paving the way for the next stage of works. The Leeside Road scheme is being delivered by Vistry for Metropolitan Thames Valley Housing (MTVH) and will provide 274 affordable homes, available for Enfield residents, by winter 2026. The development forms part of a wider plan to create around 1,000 additional homes, complemented by new public spaces and community facilities.

Together, Meridian One and Two represent a major investment in the future of the area, creating vibrant neighbourhoods and opportunities for local people, and demonstrating Vistry and Enfield Council’s ongoing commitment to partnership and sustainable development.
