Construction is underway on a major new £42 million housing development in Coalville by Lovell Homes.
Initial groundworks have begun at the developer’s Swinfen Vale development on Beveridge Lane, Ellistown, marking a significant milestone in the ongoing regeneration of South East Coalville.
The 10.4-acre greenfield site forms part of a wider area redevelopment led by Harworth Estates and once complete will deliver 146 new homes, comprising a mix of one, two, three and four-bedroom properties.
Properties at Swnifen Vale will be built with sustainability and energy efficiency in mind with all homes achieving SAP B energy ratings and featuring gas heating alongside PV solar panels, EV car charging points. There will also be a range of biodiversity-focused measures including hedgehog highways and swift nesting bricks on every plot.
The scheme represents a substantial investment into the local area and will support the delivery of much-needed new homes while contributing to the long-term growth of the Coalville community. Of the total homes planned, 135 will be for open market sale, alongside 11 affordable homes designed to meet local housing demand.
As part of its planning obligations, Lovell Homes will also make a significant financial contribution circa £1 million to support local infrastructure and services in Coalville. These include civic amenities, local library facilities, healthcare provision and secondary school education, helping to ensure the development is supported by the facilities and services needed for the growing community.
Regional sales director at Lovell Homes, Dawn Bennet, said:
“The start of works at Swinfen Vale is an important step for this development and for Coalville. This is a thoughtfully planned scheme that will deliver a wide choice of high-quality, energy-efficient homes, supporting both local housing needs and the continued regeneration of the area. We’re looking forward to seeing the development take shape and welcoming our first customers later this year.”
The first homes at Swinfen Vale are expected to be released for sale in July 2026, with the first residents anticipated to move in from September 2026. For more information visit Lovell Homes.
