Award-winning homebuilder Spitfire Homes has secured planning permission for the next 240 homes at Malabar, its largest collection to date, marking another major milestone in the homebuilder’s plans for growth.
The approval covers the next phases of Malabar, situated off Staverton Road, and enables Spitfire to build on the success of the community so far, which will ultimately become a 1,100-home collection across the 123-acre site.
When complete, Malabar will provide more than 50 acres of public open space, connected by green corridors and more than three kilometres of walking and cycling routes. Together with a varied mix of homes and distinct character areas, the wider masterplan has been designed to create an attractive, well-connected new address on the rural edge of Daventry.
The delivery of the homes is expected to generate more than £12 million of investment to the local area and support over 3,400 jobs.
The planning approval follows consistently strong demand at Malabar, where only a limited selection of homes currently remains available. The next phases will enable Spitfire to maintain its momentum at the scheme, introducing additional house types and expanding the range of properties available to prospective purchasers.
The new homes will build on Spitfire’s established approach to design and energy efficiency, with solar panels, air source heat pumps, underfloor heating and electric vehicle charging points included as standard, alongside a high-quality internal specification.

Malabar has been shaped around a series of distinct character areas, ranging from village-style homes against a rural backdrop, to more urban townhouses closer to a central square. The next phases will continue this approach, introducing additional house types and architectural variation across the growing community.
