Leading housebuilder Lovell has unveiled the first homes for sale at its Gladstone Rise development, situated on the site of the former Edensor High School in Stoke on Trent.
The £47m development is creating a new neighbourhood of 193 homes making it one of the largest residential schemes to come forward in Stoke-on-Trent in recent years.
The 17-acre site, on Edensor Road in Longton, sat vacant since the school buildings were demolished in 2013. Planning permission for the redevelopment was granted in July 2025, paving the way for the brownfield site to be brought back into productive use.
The first homes to go on sale are the four-bedroom detached Redbourne and three-bedroom detached Puttenham, with prices starting at £230,000.
Coinciding with the sales launch, Lovell has also unveiled two fully furnished showhomes, giving prospective buyers the opportunity to experience the high quality, layout and specification of the new homes firsthand.
Visitors can explore the three-bedroom Lansdown+ and the two-bedroom Fairhaven+, each showcasing contemporary interiors and flexible living spaces designed to suit modern lifestyles.
Every home at Gladstone Rise has been designed to achieve an EPC rating of A or B and will include solar panels, EV charging points and high-performance insulation to help reduce energy use and running costs. Public open space will also be created throughout the development.
Once complete Gladstone Rise will offer a broad mix of property types to suit a range of buyers, including one-bedroom maisonettes; two-bedroom bungalows; and two, three and four-bedroom houses.

Gladstone Rise will also provide affordable housing with 40 of the 193 homes being delivered through an agreement with Stoke-on-Trent City Council, and eight by Lovell, helping to meet local housing needs.
In addition, as part of its planning obligations, Lovell is contributing £180,000 towards local infrastructure and sports and leisure facilities in the surrounding area, supporting the wider regeneration of the site.
The first properties at Gladstone Rise are expected to be ready for occupation in December 2026 and the overall development is anticipated to reach build completion in Spring 2029.
