Cornish housebuilder Legacy Properties has officially begun construction at The Paddocks, a new 83-home development in Trispen near Truro. Initial site clearance and infrastructure works have now been completed.
The Paddocks was named by pupils from St Erme with Trispen Community Primary School as part of a local competition run by Legacy. The new community will deliver a mix of three to five-bedroom homes on the open market, alongside a variety of smaller one-bedroom apartments through to four-bedroom family homes for affordable rent and shared ownership in partnership with Ocean Housing.
The Paddocks has been designed with a strong focus on placemaking, sustainability and contemporary Cornish design.

Homes at The Paddocks will feature a range of energy-efficient measures, including air source heat pumps, solar PV panels, EV charging provision and highly insulated construction methods designed to reduce running costs. The development will also include public open space, rewilding areas, and new pedestrian and cycle connections integrated into the wider landscape.
The homes will combine contemporary interiors with high-specification finishes, which Legacy has become known for, including British-built kitchens and premium fixtures and fittings throughout.
