Spitfire Homes acquires land to deliver 127 new homes within the grounds of Droitwich Spa’s historic Impney Estate
Award-winning homebuilder Spitfire Homes has acquired a 9.9-acre site within the grounds of the historic Impney Estate in Droitwich Spa, strengthening its pipeline of new homes, as it continues its expansion across Worcestershire and the wider Midlands.
The site, adjacent to the iconic Impney Hall, formerly known as Chateau Impney, will deliver 127 new homes in a collection known as Little Impney. The scheme will comprise a mix of premium one- to five-bedroom detached, semi-detached and terraced residences, as well as maisonettes and refurbished apartments.
The acquisition comes during a sustained period of momentum for the Solihull-based homebuilder, which recently secured planning permission for a further 240 homes at Malabar in Daventry, its largest collection to date.
Drawing inspiration from the scheme’s historic surroundings, Little Impney will showcase Spitfire’s distinctive architectural approach, incorporating features such as stone detailing, feature gables, parapets topped with finials, and tall, vertical windows in reference to the grand proportions of Impney Hall.
Plans also include the retention and sensitive refurbishment of Pillon’s Villa, to be transformed into two characterful apartments. Homes will be constructed predominantly in red brick, complemented by sand render and hanging tiles to introduce architectural variety throughout the collection.

The scheme will bring almost £1.7million of investment into the local area, including contributions towards to highways, education and NHS services, while supporting over 440 jobs.
Open green space will be at the heart of Little Impney, with Spitfire delivering more than 10 times the amount required. Extensive parkland and landscaping will surround the homes, incorporating a children’s play area, community allotments, a central square, and woodland walking routes.
Each home will be future-proofed with sustainable technologies including solar panels, air source heat pumps, electric vehicle charging points and underfloor heating as standard.
