New scheme will provide sustainable features, public open space, and significant investment in local infrastructure
May 2026 – Brampton, Cumbria – Local housebuilder Story Homes is delighted to announce it has secured a resolution to grant planning permission, subject to completion of a S106 agreement* for a new residential development of 219 high-quality homes in the market town of Brampton. The scheme will build on the success of the adjacent Winchester Place development and help meet continued demand for new homes in the area.
Cumberland Council resolved to grant planning consent for the development at its Planning Committee meeting on Wednesday 27 May. The approved scheme will deliver a range of two- to six-bedroom homes designed to appeal to a variety of buyers, including first-time buyers, growing families and downsizers. In line with local policy, 30% of the homes – totalling 65 properties – will be delivered as affordable housing for eligible local people.
The new development has been carefully designed to create a sustainable and attractive new neighbourhood, with a strong focus on green infrastructure and biodiversity. Plans include on-site play provision for families, extensive public open space enhanced to deliver Biodiversity Net Gain, and additional off-site mitigation measures to further support local ecology. Sustainability measures will also feature throughout the development, including electric vehicle charging points and photovoltaic (PV) solar panels to support more energy-efficient living.

As part of the Section 106 agreement, the development will contribute more than £830,000 towards local infrastructure and community improvements. This includes funding for primary education provision, improvements to off-site sports pitches and associated infrastructure and highway works.
The construction phase is expected to deliver economic benefits locally through the creation of employment opportunities across subcontractors and supply chains, while also supporting local businesses and services as the community grows.
